Roofing The Woodlands, under the oaks and pines.

The Woodlands has some of the oldest homes and tallest trees in Palm Coast. Both shape what happens to the roofs here.

One of the first sections

The Woodlands is the BL section of Palm Coast, set between Old Kings Road and Colbert Lane with Oak Trail Boulevard running through it. It was one of the first sections built, alongside Palm Harbor, so many of its homes date from the 1970s and 1980s. That makes most roofs here second or third roofs, and almost every original one was installed before the 2007 Florida Building Code. If 25 percent or more of a roof like that is repaired or replaced within 12 months, the whole roof has to come up to current code, so we tell you where a repair stands against that line before you decide.

Trees over the roof

The name is accurate. Decades of growth have left mature oaks and pines over most lots, and the 3,500-acre conservation area next door keeps the woods close. Shade is pleasant on the ground and hard on a roof. Pine needles and oak leaves pile up in the valleys and behind chimneys, hold water against the roof, and send it sideways under shingles in a heavy rain. Gutters fill and overflow onto the fascia.

Clearing valleys and drains is part of our yearly Roof Tune-Up, along with resealing penetrations and re-securing anything loose. Under this much canopy, that visit once a year, before hurricane season, is worth more than it is on an open lot.

Algae on the shaded slopes

The slopes that rarely see full sun stay damp, and algae moves in, showing up as dark streaks running down the roof. It starts as a cosmetic problem, but it holds moisture on the surface. Trimming the canopy back from the roof helps. When the roof is due, algae-resistant shingles make a real difference here; our shingle roofing page covers what we install.

Limbs in a storm

Big trees and Florida storms mean limbs on roofs. A heavy limb can crack decking and tear shingles in one hit, and the hole is often bigger underneath than it looks from the yard. If a storm puts a tree on your house, call for emergency roof repair. We secure it, photograph the damage for your insurer, and quote the permanent repair.

Roof age and your insurer

Florida’s 15-year roof rule keeps an insurer from refusing to write or renew a policy solely because a roof is under 15 years old. Past 15, an inspection showing at least five years of useful life left keeps age alone from being the reason. Under heavy shade a roof can wear faster than its install date suggests, so a free inspection with photos before your renewal tells you where it really stands. If the roof is finished, we will say so and quote a replacement rather than a string of repairs.

Close to home

Our family has been in Palm Coast since 1989, and Mark and Nicholas are on the job themselves. We work every section of Palm Coast, including Palm Harbor, built in the same early years. Call (386) 864-9600 or send us a note, and we will call back within one business day.

Questions we hear

All questions
Why does my roof in The Woodlands have black streaks on one side?

That is usually algae, and it grows where the trees keep a slope shaded and damp. It looks worse than it is at first, but it holds moisture against the roof. Trimming back the canopy helps, and algae-resistant shingles are worth it when the roof is replaced.

A limb came down on my roof. What should I do?

If water is coming in, call us and we will tarp or patch it first, then document the damage with photos for your insurance claim. Do not climb up yourself; a roof with a limb on it can be weaker than it looks.

How often should a roof under trees be checked?

Once a year at least, ideally before June 1, and again after any major storm. Debris in the valleys is the most common problem we find under heavy canopy, and it is simple to fix early.
