Two repairs above 50 feet
Roofs in Ocean Hammock are tall, and the two jobs that show it best are ours.
On the first, the home needed 1,300 square feet of tile replaced 52 feet above the ground, plus new fascia and fascia metal around the whole house. The roof was not the hard part. The driveway was barely wide enough for the lift, so every step, from staging tile to hauling debris out, ran through that one narrow opening. The crew worked the elevation in sections and finished the fascia metal all the way around.
On the second, an oceanfront home needed broken tile replaced and a new chimney built 56 feet up. That is the house in the photo above, with the Atlantic behind it. The chimney was built to match the home’s original design, so from the beach it reads as if it had always been there.
Height, lifts, and wind off the ocean
Many Ocean Hammock homes stand three stories with tall rooflines, and at that height a repair is mostly a planning problem. We size the lift to the driveway and the ground beside it, rig fall protection before anyone steps onto the tile, and watch the forecast, because a gust off the ocean that would be a nuisance on a one-story house can stop work 50 feet up. Tile is heavy and brittle, so it goes up and comes down in small, controlled loads.
Salt and wind also cause most of the trouble these roofs develop: tile cracked or lifted at the edges and ridges after a storm, fascia and exposed metal eaten by salt, and flashing around chimneys and walls that has started to let water through. Our roof repair work starts by finding the real source of the water, which on a tall coastal house is often a few feet from where the stain shows up.
A community built in one push
Ocean Hammock was planned in 1998, and the Jack Nicklaus Ocean Course opened around 2000. Homes followed under Centex and then Ginn, as part of Hammock Beach, and of the roughly 860 homes here the median was built about 2005. So a large share of the roofs are reaching 20 years old at about the same time.
Age matters to insurers. Florida’s 15-year roof rule keeps an insurer from refusing to write or renew a policy solely because a roof is under 15 years old; past that point, an inspection showing at least five years of useful life left keeps age alone from being the reason. Our free roof inspection gives you a photographed record of where your roof stands before that conversation, and a straight answer on whether it needs repair or replacement.
Cinnamon Beach and the condo calendar
Inside Ocean Hammock, Cinnamon Beach is 275 resort condominiums in 11 buildings on 65 oceanfront acres, built from 2003 to 2005 and largely rented by the night or the week. A roof there is the association’s decision, and the schedule belongs to the guests as much as the owners. When we quote condominium work, we agree on working hours, staging areas and walkway protection with the association up front, so the people on vacation below notice as little as possible. Hammock Beach, the resort and the neighborhood name that goes with it, works the same way: the association or the resort sets the calendar, and the roof work fits inside it.
Repair when repair is right
A roof that is about 20 years old often has good years left once the damage is fixed and the flashing is sound, and we would rather tell you that than sell you a roof you do not need. When the underlayment is done, we say so plainly and quote a replacement instead of patch after patch. Either way the inspection and the written quote are free.
Our family has been in Palm Coast since 1989, and Mark and Nicholas are on these jobs themselves. We work the length of the Hammock, from Ocean Hammock to Hammock Dunes and Sea Colony. Call (386) 864-9600 or send us a note, and we will call back within one business day.
