The P section, north and south
One source tracks about 2,500 homes across Belle Terre and Pine Grove, built from 1978 through 2024. That makes the P section the place in south Palm Coast where you can find almost every kind of roof the city has: originals, second roofs, third roofs and brand-new ones, often within a block of each other. Belle Terre is the northern half and Pine Grove the southern; both sit in the 32164 ZIP and both are permitted by the City of Palm Coast.
Because the section covers so many years, there is no single answer to “how old are the roofs in Belle Terre.” There is only the answer for your house.
What each age of house means for its roof
Listings in the P section show homes from 1984, 1987, 1999 and 2002 to 2005, alongside recent builds. Here is what each group tends to mean on the roof:
- Late 1970s and 1980s houses. Forty years old or more, so almost always on a second or third roof. The useful question is when the current one went on, and whether it was before the 2007 Florida Building Code. A roof from before 2007 is still under the rule that a repair of 25% or more within 12 months triggers bringing the whole roof up to code.
- Late 1990s houses. If a 1999 house still has its first roof, that roof is 27 years old, well past the 15-year mark insurers ask about.
- 2002 to 2005 houses. Built in Palm Coast’s biggest boom. Original roofs on these are 21 to 24 years old, and all of them went on before the 2007 code.
- Recent builds. Young roofs. Keep the builder’s paperwork, and plan a first full inspection around year ten.
Look up the roof before you buy
Buying in Belle Terre or Pine Grove? You can learn a lot about a roof without leaving your chair:
- Open the City of Palm Coast permit and contractor search at palmcoast.gov/building/search and enter the address.
- Look for permits of type “RF - REROOF.” The most recent date is roughly when the current roof went on. Inspection results such as “Roof final” show it was signed off.
- If no re-roof permit shows up, the roof may be original. Check the year built on the Flagler County Property Appraiser’s site, flaglerpa.com.
- Then get someone on the roof. A permit tells you age, not condition. Our roof inspections are free, and we’ll put what we find in writing for your negotiation.
After a storm
Inland Palm Coast is spared the salt of the barrier island, but not the wind. When a storm lifts shingles or drops a limb through the deck, the first job is to stop the water. Our emergency roof repair crew tarps or patches, photographs everything, and then writes up the permanent fix. If you are filing with your insurer, remember that Florida now gives you one year from the date of loss to file a claim; we document the damage and meet your adjuster as part of our storm damage insurance claim help.
