Beverly Beach roofing, three feet above the tide.

Beverly Beach is one of the smallest towns in Florida, squeezed between the Intracoastal and the Atlantic at about three feet above sea level. Every roof in it is a coastal roof.

Small, low and surrounded by water

Beverly Beach covers about 0.39 square miles, and 474 people lived there at the 2020 census. The town sits on the narrow strip of barrier island between the Intracoastal Waterway and the Atlantic, at an elevation of about three feet. There is no inland side to retreat to. Salt spray comes from the east, the Intracoastal sits to the west, and wind crosses the whole town with almost nothing to slow it.

For a roof, that means everything we would worry about on the oceanfront applies to every street. Fasteners corrode faster. Sealant at pipe boots, vents and flashing dries and splits sooner. Drip edge and fascia metal pit and loosen. None of it shows from the driveway, and all of it shows in a ceiling stain after the next big rain.

A 1925 plat and a 1955 town

The land was platted in 1925 as Beverly Beach Shores, the same year Flagler Beach to the south incorporated. Beverly Beach waited three decades longer and became a town on June 23, 1955. Homes in Beverly Beach Surfside Estates were built from about 1974 to 2022, roughly 110 of them, so roofs there range from decades old to nearly new. Sunset Inlet is a built-out development of 31 homes on a protected inlet, a quieter setting than the oceanfront but still on salt water.

How we approach a Beverly Beach roof

We start with a free roof inspection and look past the surface to the metal and the penetrations, because that is where coastal roofs fail first. If the roof has life left, the fix is usually a focused roof repair or a yearly Roof Tune-Up that reseals and re-secures what the salt has worked loose. If the roof is at the end of its life, we say so and quote a replacement instead of selling a patch.

Low ground also means water. At about three feet of elevation, storm surge and standing water are as much of a worry as wind. Flagler’s FEMA flood maps date to a 2018 update, and msc.fema.gov shows yours. A roof cannot keep out a flood, but a sound one means the house is not taking water from above while it deals with water below. After a storm, call before a small leak spreads: we dry in what we can and photograph everything for your insurer.

Permits: we file through Flagler County Central Permitting, unless the town tells you otherwise. Beverly Beach is incorporated, so we confirm the path with the town before each job.

Questions we hear

All questions
Who issues a roofing permit in Beverly Beach?

We file through Flagler County Central Permitting unless the town tells us otherwise. Beverly Beach is its own incorporated town, so we confirm the permitting path with the town before every job.

How often should a roof this close to the water be checked?

Once a year, ideally before hurricane season starts on June 1. Salt works on fasteners and flashing sealant all year, and a yearly Roof Tune-Up catches that before it becomes a leak.

My Surfside Estates home was built in the 1970s. Is the roof a code problem?

If the roof itself predates the 2007 Florida Building Code, Florida's 25 percent rule applies: repair or replace a quarter or more of it within 12 months and the whole roof must be brought up to current code. We tell you where you stand before any repair is quoted.
