Lehigh Woods: a whole section of roofs turning twenty.

Listings suggest most of Lehigh Woods went up within two or three years in the middle of the 2000s boom. That means most of its roofs reached twenty at about the same time.

One section, one building boom

Lehigh Woods is the R section, in the 32164 half of Palm Coast. Listings here cluster in 2004, 2005 and 2006, the peak of the decade when Palm Coast built more homes than in any other. Avalon at Lehigh Woods is a neighborhood inside the section.

When a whole section goes up at once, its roofs age together. Today the original roofs in Lehigh Woods are 20 to 22 years old. They are all past 15 years, and they are all pre-2007-code roofs.

Built around the 2004 storms

Many of these homes went up in the years right around the 2004 hurricane season. The Florida Building Code was revised in the years that followed, and the 2007 edition is now the dividing line in state law. That doesn’t mean a 2005 Lehigh Woods roof was built badly. It means it was built to the earlier standard, and Florida treats it that way: if 25% or more of a pre-2007 roof is repaired or replaced within 12 months, the whole roof must be brought up to current code.

The 15-year insurance rule

Owners of roofs this age often get questions from their insurer, and the law gives them a path. Insurers may not refuse to write or renew a policy solely because a roof is under 15 years old. Once a roof passes 15, the owner can have it inspected at their own expense, and if that inspection shows at least five years of useful life remaining, the insurer may not refuse solely on roof age.

Our free roof inspections come with photos and a written condition report. If your roof has years left, that report is what your agent needs. If it doesn’t, we’ll say so plainly.

What we check on a twenty-year roof

On a shingle roof this age we look for granules collecting in the gutters, bare or brittle shingles on the slopes that take the afternoon sun, lifted or cracked shingles along the ridge and rakes, and pipe boots whose rubber has split. We check flashing at walls and around vents, and we walk the decking for soft spots underfoot, which tell us whether water has already been getting in.

When it is time

A section-wide wave of twenty-year roofs means many of your neighbors are making the same decision. Our roof replacement process starts with a full tear-off, a check of every sheet of decking, and a rebuild to today’s code, with shingle roofing from Atlas, which our crew is manufacturer-certified to install. We guarantee to beat any competitor’s warranty, and we never quote a price before we have seen the roof.

If a storm gets there first, we document the damage and meet your adjuster as part of our insurance claim help.

Questions we hear

All questions
My insurer wants information about my Lehigh Woods roof. What do I do?

If the roof is 15 years or older, Florida lets you have it inspected at your own expense, and if the inspection shows at least five years of useful life left, the insurer may not refuse to write or renew your policy solely because of the roof's age. Our inspection is free, with photos and a written condition report you can send in.

Does Avalon at Lehigh Woods follow the same roofing rules?

It is part of the R section inside Palm Coast, so re-roofs there are permitted by the City of Palm Coast. If your neighborhood has an association, ask it about color or material before you choose.

Should I replace my Lehigh Woods roof before a storm or wait?

It depends on its condition. A roof from 2004 to 2006 went on before the 2007 Florida Building Code, so if a storm damages 25% or more of it, the whole roof has to come up to current code anyway. If an inspection shows the roof is near the end, replacing it on your own schedule is usually easier than doing it after a hurricane.
