When replacement is the right call
Nobody wants to hear that they need a new roof, and we don’t say it unless it’s true. Plenty of roofs we’re called about need a repair, not a replacement, and we’ll tell you so.
But some roofs are past repairing. The signs are usually widespread rather than local: shingles shedding granules across the whole surface, tile cracking in more than one area, flashing failing at several points at once, or a second and third leak showing up after the first one was fixed. At that point, money spent on repairs is money spent chasing a roof that is done. A replacement resets the clock.
A free inspection is how we decide together. We get on the roof, photograph what we find, and explain it plainly. If it’s a repair, you get a repair quote. If it’s a replacement, you get an itemized plan.
How a replacement goes with us
- Free inspection and quote. We look at the whole roof system and the attic side where we can get to it, then write up an itemized plan with the material, the scope, and a realistic timeline.
- Material choice. Shingle, tile, or metal. We’ll talk through what suits your house, your neighborhood, and your budget. No pressure toward any one of them.
- Tear-off. The old roof comes off down to the decking. We protect landscaping, pool enclosures, and driveways, and we stage materials and debris so the yard stays usable.
- Deck inspection. Every sheet of plywood gets looked at. Rotted or delaminated decking is replaced, and we show you the bad sections before they’re covered.
- Underlayment and flashing. The waterproofing layer under the roof is where most of the roof’s real protection lives. We install it properly and replace flashing at every wall, chimney, valley, and penetration rather than reusing the old metal.
- The new roof. Installed by our own crew to the manufacturer’s specifications, which is what lets us pass through the full manufacturer warranty.
- Cleanup. Magnet sweep for nails, debris hauled away, gutters cleared. You should be able to walk the yard barefoot when we leave.
Shingle, tile, or metal
Each is a good roof when it’s installed by people who know the material.
Shingle is the most common roof in Palm Coast and the quickest to install. We’re Atlas certified, and we’ve put architectural shingle on everything from a 4,500-square-foot home in Palm Coast to an 11,800-square-foot house on rural acreage with a 16:12 pitch steep enough that most crews won’t touch it.
Tile suits coastal and Mediterranean-style homes and takes sun and salt air in stride. Concrete and clay tile is a specialty of ours, including a 7,100-square-foot Westlake concrete tile roof in Hammock Dunes.
Metal is light, long-lived, and sheds rain and debris easily. We install metal roofing on homes, barns, and outbuildings across our service area, including a 3,200-square-foot farm-panel roof in Ormond Beach.
Our crew, the owners on site
We don’t subcontract roofs. The same core crew has worked together for more than 30 years, and the owners, Mark and Nicholas, are on the job rather than in an office. The people who quote your roof are the people who build it, and they’re the people you can call about it afterward.
That continuity is why we can make the warranty claim we make: we guarantee to beat any competitor’s warranty. Put ours next to any other quote and compare. As manufacturer-certified installers, we also pass through full manufacturer warranties on the materials, so you’re covered on both the product and the workmanship.
