Roofing Palm Harbor, where Palm Coast began.

Palm Harbor's C and F sections hold some of the first homes ever built in Palm Coast. Many sit on saltwater canals, and many are on their second or third roof.

The original Palm Coast

Palm Harbor is one of the original neighborhoods of Palm Coast, the city ITT began laying out in 1969. Today it is the C and F sections, north of Palm Coast Parkway in the 32137 ZIP code, with European Village and Matanzas High School close by. Many homes sit on man-made saltwater canals that lead out to the Intracoastal Waterway, and others sit on the river. These are the only sections in Palm Coast where you can tie a boat up behind your house.

Next door, Florida Park is just as old: roughly 370 homes, the first from 1972, the median built around 1979.

Second and third roofs on block ranches

The typical original house here is a concrete-block ranch from the 1970s or 1980s. A roof lasts a fraction of the life of a block house, so most of these homes are on their second roof by now and some are on their third. Each re-roof is a chance to fix what earlier ones covered over. When the old roof comes off we look hard at the decking, replacing soft or delaminated sheets, and we put the house back together with new underlayment, new flashing and new drip edge, not the old metal bent back into place. Our roof replacement page walks through how that goes day to day, and if yours is shingle, our shingle roofing page covers what we install.

Low slopes and old additions

Fifty years of owners leave their mark on a roofline. Screened porches, carports and Florida rooms were often added with a roof that is close to flat, and the joint where that low section meets the main roof is a common leak point on older homes. Shingles need enough slope to shed water, so a nearly flat section needs a low-slope system made for it, tied into the main roof with proper flashing. We roof both parts in the same job so the transition is built once, correctly.

Salt from the canals

Living on saltwater is the reason most people choose Palm Harbor, and the roof pays a small price for it. Salt air off the canals works on flashing, drip edge, fasteners and the sealant around vents and pipes. Those parts usually give out before the shingles do, which is why a canal home can leak around a vent collar on a roof that otherwise looks fine. A roof repair that replaces the corroded metal, rather than smearing sealant over it, is often all an otherwise healthy roof needs.

The 25 percent line

Almost every original roof in Palm Harbor was installed before the 2007 Florida Building Code. Under Florida law, that means if 25 percent or more of the roof is repaired or replaced within 12 months, the entire roof has to be brought up to current code. Before a big repair on an older roof we tell you where it stands against that line, so you can decide between a repair and a full replacement with the facts in front of you. The inspection and the written quote are free.

A few minutes from our base

Our family has lived in Palm Coast since 1989, and Palm Harbor is part of the city we drive through every day. Mark and Nicholas, the second and third generations of roofers in the family, are on the job, with a core crew that has worked together for more than 30 years. We work every section of Palm Coast, including The Woodlands, the other original section. Call (386) 864-9600 or send us a note, and we will call back within one business day.

Questions we hear

All questions
My Palm Harbor home was built in the 1970s. What should I know before re-roofing?

Two things. The roof almost certainly predates the 2007 Florida Building Code, so if 25 percent or more is repaired or replaced within 12 months the whole roof must come up to current code. And on a house this old the decking deserves a hard look once the old roof is off.

Does living on a saltwater canal affect my roof?

Yes, mostly through the metal. Salt air off the canals works on flashing, drip edge, fasteners and the sealant around vents. Those parts usually wear out before the roof covering does, so we check them first on a canal home.

Part of my roof is nearly flat. Can it be roofed with the rest?

Yes, but not with the same material. Shingles need enough slope to shed water, so a flat porch or carport roof gets a low-slope system made for it, tied into the main roof with proper flashing. That joint is a common leak point on older homes.

Do you work in Florida Park too?

Yes. Florida Park sits right next to Palm Harbor, with homes from 1972 on, and its roofs face the same age questions. We are a few minutes away from both.
