Roofing for buildings that can’t close
A commercial roof has a different job than a house roof. It usually has less slope, more square footage, more things poking through it, and a business underneath that can’t stop for the time it takes to replace it. We roof commercial buildings and high-rises as well as homes, and the approach is the same for both: the right system for the building, installed by a crew that has worked together for more than 30 years, planned so the people inside barely notice we’re there.
Systems we install on commercial buildings
- Flat and low-slope membrane roofs, including TPO single-ply, for the offices, retail, warehouse, and multifamily buildings that make up most of Palm Coast’s commercial stock. We’ll tell you which type of membrane suits your deck, your drainage, and your budget rather than pushing one product.
- Metal roofing on warehouses, agricultural buildings, and commercial buildings that want a long-wearing, low-maintenance roof. Our metal roofing page covers the systems we install.
- Tile and shingle on clubhouses, offices, churches, and the commercial buildings in Palm Coast’s planned communities that are meant to match the neighborhood around them.
- High-rise work. Elevation changes the rigging, the staging, and the safety plan, not the finish. We have the equipment and the crew for it.
Flat roofs: drainage, ponding, and penetrations
Most flat-roof failures are water that stayed too long. A roof that still holds standing water long after a storm will leak eventually, no matter what the membrane is made of. So we look at how the roof drains before we look at the surface: drains, scuppers, crickets behind HVAC curbs, and tapered insulation where a plane holds water.
Then the penetrations. Every HVAC curb, vent, conduit, and pipe is a flashing detail that has to be done properly, and those details cause more leaks than the field of the roof does. If a leak has already started, read about our roof repair approach. Many commercial leaks are one bad detail, not a failed roof.
Working around an operating business
Before the first dumpster arrives, we agree on a plan with you: where materials stage, where the lift and dumpster sit, which entrances and parking stay clear, what hours we work, and how we handle tenants, customers, and deliveries. We open only as much roof as we can close back up before we leave, so no part of the building sits exposed overnight. The site is cleaned every day, with a magnet sweep for fasteners across the parking lot and walkways. If the job needs to happen in phases, or around your busy season, say so on the first call and we’ll build the schedule around it.
Inspections and maintenance for owners and property managers
If you own or manage a building, you want to know what’s on the roof before it becomes an emergency. Our roof inspections are free and come with photos and a written report: membrane condition, seams, flashings, drains, and anything we’d fix now versus watch. Property managers with several buildings can put us on a schedule so every roof gets looked at before and after hurricane season.
Storm damage on a commercial roof is also an insurance matter. We document it the same way we do for homeowners, with photos and a written scope, and we’ll meet the adjuster on site. See insurance claim help for how that works.
The scale to do it
Size isn’t the hard part of a commercial roof. Planning is. One of our recent jobs was an 11,800 square foot shingle roof at a 16:12 pitch on rural acreage, a roof where the slope dictated the manpower, the equipment, and every hour of the schedule. That is the kind of planning a commercial job needs: the right number of people, the right lift, the material on the roof when it’s needed, and nobody guessing.
