Quail Hollow roofs, brand new and twenty years old, side by side.

Quail Hollow is still being built. On one street you can find a roof finished this year and a roof put on in 2005, and each needs a different kind of attention.

Three sections, two ages

Quail Hollow covers the Z, K and LL sections in the 32164 half of Palm Coast. New construction is still going here, and listings show other homes built in 2005 and 2009. So the neighborhood holds two very different roof populations: brand-new roofs that are still under a builder’s warranty, and boom-era roofs approaching twenty years.

If your roof is new: questions for the builder

A new roof carries two separate promises. The builder warrants the workmanship for a set period, and the shingle manufacturer warrants the material, on its own terms. Before you need either, ask your builder:

  • Which shingle line and color are on the house? Write it down; matching a repair later depends on it.
  • Who installed the roof, and was that installer certified by the shingle’s manufacturer?
  • How long is the builder’s workmanship warranty on the roof, and what does it exclude?
  • Is the manufacturer’s warranty registered, and in whose name? Does it transfer if you sell?
  • Who do you call if a leak shows up in year one?

Keep the answers with your closing papers.

The free inspection before the builder warranty ends

Here is the step most new owners miss. A month or two before the builder’s warranty runs out, have the roof inspected. Nail pops, shingles that never sealed down, a missing kickout flashing at a wall: all of these are the builder’s to fix while the warranty runs, and yours afterward. Our roof inspections are free, and we give you photos and a written list you can send straight to the builder. We’ll tell you if the roof looks right, too.

If your roof is from 2005 or 2009

An original roof on a 2005 house is 21 years old and was installed before the 2007 Florida Building Code, so it is still under the rule that repairing 25% or more within 12 months means bringing the whole roof to current code. A 2009 roof is 17 years old and was built under the newer code, which limits that requirement to the repaired area. Both are past 15 years, the point at which insurers can ask for proof of remaining life. If you are not sure which year your roof is, the City of Palm Coast permit search at palmcoast.gov/building/search shows any re-roof permit filed at your address. Depending on what we find, the answer may be a Roof Tune-Up to tighten it for another season, or a straight quote for shingle roofing if it has reached the end. We won’t sell a tune-up on a worn-out roof.

Questions we hear

All questions
My Quail Hollow home is brand new. Why would I want a roof inspection?

Because the builder's warranty has an end date, and problems found before it are the builder's to fix. A free inspection near the end of that period gives you photos and a written list to hand the builder while they are still responsible.

What should I ask my builder about the roof?

Which shingle line is installed, who installed it, how long the builder's workmanship warranty lasts, and whether the manufacturer's warranty is registered in your name. Get the answers in writing and keep them with your closing papers.

My neighbor's Quail Hollow house was built in 2005. Is that roof due?

An original 2005 roof is 21 years old now and went on before the 2007 Florida Building Code. It may still have life in it, but it is past the 15-year point where insurers start asking. An inspection tells you where it stands.
