Sugar Mill Plantation, roofed by the same family.

A large share of the roofs in Sugar Mill Plantation are ours. Our family has been roofing here since the first family company, and many of those roofs are now reaching the end of their lives.

A neighborhood we know roof by roof

Most location pages on this site describe places we know from driving past. This one is different. A large share of the roofs in Sugar Mill Plantation are ours, and the family has been roofing here since Mark’s first company, the one that came before First Coast Roofing. That work predates 2006, which is when the online permit records begin, so it is documented on paper rather than in the portals. When we walk a Sugar Mill roof, there is a fair chance it is one our family put on.

That history cuts both ways. It means we know how these homes were built and roofed. It also means we know that many of those roofs are now old.

Big homes, big lots, early roofs

Sugar Mill Plantation is in the Flagler Beach area, near the ruins of the Bulow Plantation sugar mill on Old Kings Road. The streets include Sugar Mill Lane S, John Bulow Circle, Audubon Lane and Bulow Landing, all with a Flagler Beach 32136 mailing address. Homes here were built from about 1991 to 2007, many with four or five bedrooms on lots of roughly half an acre or more.

Large homes on large lots mean large roofs, often with several planes, valleys and penetrations. Those are the details we look at first. A bigger roof also means a bigger replacement, with more material to stage and more days on site; the room these lots give us makes that staging easier than on a tight lot.

Why the 2007 line matters here

The Florida Building Code changed in 2007, and Florida law still treats roofs on either side of that line differently. If a roof was built under the 2007 code or later and 25 percent or more of it is repaired or replaced, only the work area has to meet current code. If the roof predates 2007, repairing or replacing 25 percent or more within 12 months triggers bringing the whole roof up to current code.

Nearly every original roof in Sugar Mill Plantation went on before 2007. So when storm damage or wear reaches a quarter of the roof, a repair can become a full re-roof by law, not by sales pitch. Knowing that ahead of time lets you plan a roof replacement on your schedule instead of after a storm.

Replace or maintain

Roofs from the early 1990s are at or past the age where replacement makes sense, and we will tell you so when we see it. We do not sell maintenance on a roof at the end of its life.

For roofs that still have years left, including ones replaced more recently, a yearly Roof Tune-Up is the better spend: penetrations resealed, loose shingles or tile re-secured, valleys and drains cleared, with after photos and a short written report. If you are not sure which camp your roof is in, a free roof inspection answers it.

Permits

Depending on your parcel, a re-roof here is permitted by either the City of Flagler Beach Building Department or Flagler County Central Permitting. We confirm which before we file.

Sugar Mill Plantation is part of the wider Flagler Beach area, and our base in Palm Coast is a short drive north. Get in touch or call (386) 864-9600; we call back within one business day.

Questions we hear

All questions
Did you really roof a lot of Sugar Mill Plantation?

Yes. A large share of the roofs in Sugar Mill Plantation are ours, put on by the family's first roofing company. That work predates 2006, so it lives in paper permit records rather than the online portals.

My Sugar Mill home was built in the early 1990s. Is it time for a new roof?

If it still has its original roof, it is very likely at or past replacement age. Even a roof replaced since then may be getting there. A free inspection tells you how much life is left, and we will say so plainly if a replacement is the right call.

Does Florida's 25 percent rule affect my roof?

Probably. Most roofs here were installed before the 2007 Florida Building Code. For those roofs, if 25 percent or more is repaired or replaced within 12 months, the entire roof has to be brought up to current code.

Who permits a re-roof in Sugar Mill Plantation?

Either the City of Flagler Beach or Flagler County, depending on your parcel. We check the parcel before filing so the permit goes to the right office.
